QUESTION - As a FSBO client who has closed two properties using our free MLS/Realtor.com listing service, what do you feel about the value of this program, as compared to other real estate listing services, or being strictly FSBO?
ANSWER -
It is the best and the only program like this out there that I am aware of at least around CT. The program is extremely valuable to anyone, however even more valuable to someone who may sell several properties like myself. The obvious reason is that it saves money. However, more importantly in this very strong buyers market where I had to price my properties really low or very competitively due to the inventory out theree and due to the credit crunch going on right now, this program really saved me. I was able to sell a couple properties on my own and only pay 2.5% to the buyers brokers on each. I was also able to do this while being listed on the MLS for free rather than just put it in the paper or on FSBO.com or something. It is a tough time to sell and I honestly don't think I could have done it on my own that way like I was able to a couple of years ago when the market was still hot. So in tough times this helped me get out of a couple properties unscathed because I was able to pay a much much lower commission. that I don't really know how to compare this to other
real estate listing services, since you are the only
realtor I have ever dealt with. I also have to be
honest and tell you I don't know what "FSBO" really
means. What I DO know is that I think the value of
the free listings in MLS/Realtor.com is immense.
Personally, I know that my primary source for locating
homes for sale is by searching through these websites,
and so I'm sure that is the case with most people
these days. Having my home listed immediately on the
web will be key in selling the home, as it provides
the most coverage.

ANSWER:Joel is working hard to help us in every way
possible to find the right house for us, to compare

and to answer every question that we have. His
knowledge and experience will be key when it comes to
finally purchasing our new home, and in negotiating
our deal. This area alone will help us greatly.

QUESTION - As a FSBO client who has listed property using our free MLS/Realtor.com listing service, what do you feel about the value of this program, as compared to other real estate listing services, or being strictly FSBO?

Divine Realty and working with Joel has exceeded our expectations as far as marketing our property and great customer service. He really wants to help us sell our property, and it shows. We were getting a response listing FSBO, but now that Joel is helping us it is taking our listing to the next level. Joel is great about giving advice, which has been extremetly helpful as well. The listing on the MLS/Realtor.com is really nicely done. He was not "pushy" or demanding as to how long we would even sign on for, so there was no question that we would give him a try. So far, both my husband and I have been extremely pleased.

Joel has given us more attention and energy than our "full service" realtor did and is really trying to help us sell our propery using many different marketing tools inlcuding newspaper advertising and the internet.
